When it comes to determining the lifespan of a roof, there are a lot of different determining factors that need to come into play in order to have an accurate estimation. Everything from your local climate and environmental conditions to the design of your home and roof to the materials and application of the materials can come into play when determining how long a roof will last before needing repairs or replacing.

Climate And Environment

These factors play a huge role in determining the lifespan of your home’s roof. This is because homes that are built in areas that are exposed to extreme weather (whether it is hot or cold) will see a roof have a much shorter lifespan than areas with more temperate weather. However, things like areas with high winds, rainstorms, etc. also have an impact. When it comes to the environment, things such as industrial buildings with lots of chemicals, exhaust or residue can expect to see a shorter lifespan from their roof because these can break down a lot of different building materials quicker over time.

Building And Roof Design

Flat roofs that are seen in a lot of industrial builds often have a much shorter lifespan usually because of the building material used to achieve this design. These roofs tend to have a 25-30 year life, while slanted roof designs seen in a lot of residential homes can use materials such as slate or metal, which can see lifespans up to 50 years or more.

Materials And Quality

The material – and the quality of said materials – used to build the roof is one of the most important qualifications when it comes to determining how long the roof will last. While you may pay for the best possible material, if the quality of the installation is poor, your roof will not last as long as it should.
